Quick calc gives a property owner or a firm's website visitor a preliminary range of reclassifiable basis from three inputs: property type, purchase price and ZIP code. It uses a rule-of-thumb reclassification range for each property type and a land share taken from the ZIP code's state. It does not read documents or images, and it is not a study. Its purpose is to start a conversation that a study then answers. SegFlow writes the study itself from what the preparer uploads, in under an hour.
The public page
The page at /v2/estimate takes the same three inputs as a form and shows the range. It accepts the inputs as query-string parameters, so a link from your own site can arrive with the fields filled in:
https://segflowai.com/v2/estimate?propertyType=multifamily_5plus&purchasePrice=1250000&zip=77479No account is needed to use the page. No API (application programming interface) key is needed to call the endpoint below.

For developers who prefer to call the endpoint directly. The endpoint is deterministic: the same inputs always return the same range.

}'Example response
The response is JSON (JavaScript Object Notation). depreciableBasis is the purchase price less the land share. Each of low, typical and high gives the share of depreciable basis moved to the 5-, 7- and 15-year classes (pct) and that share in dollars (reclassified).

}| Field | Meaning |
|---|---|
label | Display label for the property type. |
depreciableBasis | Purchase price less the land value, in dollars. |
landShare | Land share of the purchase price used (0–1), from the ZIP code's state or the 15 percent default. |
low, typical, high | The reclassification range: pct (0–1) and reclassified (dollars) for each case. |
disclaimer | The sentence to show beside the range. |
The response carries no tax-savings figure. A marginal rate belongs to the taxpayer's return, and the study form is where the preparer enters one.

From estimate to study
The estimate is a range from published rules of thumb. The study is a component-by-component workpaper written from the photographs you upload, plus any documents you add, checked twice, and delivered as a PDF (Portable Document Format) study, a Word version and an Excel ledger for the preparer's review and signature. Residential studies (one to four units, including short-term rentals) are $299; light commercial and multifamily studies are $699. Email admin@segflowai.com for 50% off your first study, answered within one business day. See pricing and the sample study.
